Five P's to "exceptional"

We'll achieve "exceptional" status with your listing when each of the "five P's" are defined, aligned, and executed. In other words, we have to "hit on all cylinders".

1. Purpose

What's your PURPOSE?

Whether it's a little extra income or an intentional, dedicated business, understanding your purpose and goals is important! In fact, it's the foundation of the approach we'll take in promoting and pricing your listing to achieve a targeted ROI.

Yes, some investment, aligned with your purpose (and your competition!), might be required to reach your goals, but that's all part of your equation. You're in charge.

Defining your purpose is the first conversation we'll have before we build a tailored plan that achieves your goals.

2. Property

Your property is only a part of the entire guest experience, but a critical part! I'll only manage and market properties that meet what I call "Minimum Accommodation Standards", starting with safe and clean, the "minimum" means providing everything your listing says it will provide, and in the conditions that are represented in the listing and expected by guests. Nothing will bring down guest ratings faster than over-promising and under-delivering! I'll assess your listing and your property to ensure "minimum" is met, but we're going for EXCEPTIONAL!

In alignment with the other "P's", I'll make recommendations for property improvements, from maintenance and cleaning protocols to amenities and decor. I have an established network of local service providers; from cleaners and handymen to photographers and interior designers, but I'm happy to work with service providers that you may already have in place...as long as they'll help us to be "exceptional". Be as hands-on or hands-off as you'd like. And remember, "exceptional" doesn't mean the fanciest or most expensive, it means guests get what they expect, and more, for the price they paid. 3. Promotion

What will we promote?

It starts with your listing. What's your primary positioning in the market? How does your property stand out from others? Views? Location? Space? Amenities? Let's make a "headline" of your positioning. Which photo is your "hero image" that's most likely to catch the eye of browsing travelers?

Who's your ideal guest...your "guest avatar"?

Is it a small family? Kids? A large, extended family? A professional group? A traveling sports team or golf buddies? Are they weekend adventurers from Tucson or snow birds from Toronto? And most importantly, what's the experience they're looking for?

We'll build your guest avatar and promote and cater to them. I'll ensure your listing stands out among your competition and speaks to the guest experience, and together, we'll make sure guest expectations are exceeded. Every time.

Where do we promote?

While AirBnB and VRBO are obvious, we'll also "direct market" using a dedicated "VIP" direct booking site that works great for repeat and word-of-mouth guests where everyone can save some "middleman" costs. What better way to keep your calendar full than with friends and family? And yes, your 5-star guests will become "friends and family". I'll stay in touch with them. We want them to "come on back!".

We'll also use social media and perhaps targeted ads to attract your ideal guests to your listing.

5-Star guest satisfaction comes from making a "perfect match" between your property and your guest...every time.

4. Parity

"Boutique" means your property get's constant "eyes" on the competition.

Competion is fierce. How do you compare?

You have strong competition! Who are they? Where are they? What do they offer in terms of space, amenities, and "experience"? What are their occupancy rates? What are their guests saying? What's their pricing? And of course...

How does YOUR offering stack up against them?

Initial and ongoing competitive analysis is key to keeping your calendar full and ratings EXCEPTIONAL! I'll KNOW your competition...and WIN against them. A list of 10 or so properties that most closely compete with yours will be built and continuously updated and monitored to be sure your listing, and total offering, is winning more bookings by the ideal guests and at optimal rates and occupancy levels.

5. Pricing

With your competition defined, is your pricing striking the right balance to your desired occupancy rate? The wrong pricing will bring you the wrong guests, or NO guests. If you use a "set it and forget it" (static) pricing approach you're losing bookings and revenue.

Dynamic Pricing:

"dynamic pricing" is a method of pricing that takes into account local "market" factors such as high or low seasons, events, and other factors in real time, and makes pricing recommendations based on those "market" factors so that your pricing is "dynamic" (changes) in relation to them. But dynamic pricing, isn't magic. And "the market" doesn't closely represent YOUR property and YOUR competitors.

I subscribe to and use dynamic pricing data sources and will apply the data to YOUR listing and YOUR very specific, hand-picked , competitive set ("comp set") to ensure your pricing is optimal. It's a hands-on approach with routine surveillance and adjustments to ensure you're priced just where you need to be for the price:occupancy ratio that suits your objectives.

YOU are not "the market". Your pricing needs to be specific to YOUR specific competition.
