About Me

I’m a New Jersey native who fell in love with Fountain Hills in 2016 while visiting the Phoenix area, where two of my three daughters were attending college. During a parents' weekend trip, I purchased a home I now call "Desert Breeze," hoping to one day make the desert my full-time escape. Life, however, had other plans, and I found myself unexpectedly managing it as a vacation rental.

Balancing a demanding career as a medical device executive while self-managing my VRBO and Airbnb listings, the guests, and the property was challenging, to say the least. At one point, I hired a vacation rental management company (Evolve) but the experience was disastrous. My income dropped, guest satisfaction plummeted, and even my property itself suffered. I quickly reclaimed control and discovered a true passion in the process.

Today, with dozens of "Perfect 10" guest ratings, an "exceptional" listing status, and a full, profitable calendar, I’ve left the corporate world to pursue a simpler, more gratifying life.

While the income from my own home is more than I ever expected, what truly drives me is the satisfaction I get from guests, many now friends, who thank me for their great experiences with my place as their home-away-from-home. I have a people-pleasing obsession with earning glowing reviews and achieving "exceptional" status. This is why I’ve chosen to work with only a handful of premier property owners who share my passion for excellence, rather than taking on dozens of clients.

Building my co-hosting business around the success of my own vacation rental, I’ve joined industry trade associations, subscribed to data sources, and assembled a cutting-edge "tech stack" to analyze, optimize, compete, and market effectively. While technology plays a vital role, my foundation of 5-star reviews and "perfect 10" ratings comes from a deeply personal approach.

I genuinely care about creating memorable experiences for guests. Your guests will be treated as my own, with thoughtful preparation, proactive communication, and rapport built before their arrival. It’s this personal touch that ensures expectations are met—and exceeded—every time.

This approach also allows me to embrace the intentional lifestyle I’ve built, stepping away from the corporate grind. The property has been carefully upgraded and maintained to remain fresh, clean, and inviting. While nothing is ever "perfect," nothing is ever broken, drab, or worn. Consistently exceeding guest expectations, even in small ways, has earned me nothing but 5-star reviews. I also update my listing regularly with thoughtful descriptions and fresh visuals, ensuring booking platforms recognize the care and attention I give it.

Airbnb or Vrbo?

I’m listed on both Airbnb and VRBO, but 95% of my bookings come through VRBO. Here’s why:

Airbnb Challenges: In 2019, Evolve (a vacation rental management company) deleted my Airbnb listing, erasing over 20 5-star reviews and my "Superhost" status. This setback still impacts my Airbnb search rankings today. But that’s okay, because...

VRBO Advantages: VRBO guests are significantly higher quality—more family-oriented, with higher incomes. Hosting them has been a pleasure; I’ve never had to keep a single damage deposit across 75+ stays. Plus, my VRBO occupancy rate is an impressive 87%, far exceeding market averages.

That said, being on both platforms is essential. Building 5-star reviews with every guest, regardless of the platform, ensures long-term success and maximum visibility.

What about direct booking?

Most new guests find my property through VRBO or Airbnb, but I now have several repeat guests—some have stayed twice, and one even three times!

Imagine offering your guests a seamless way to book directly for their next visit—no booking site searches, no extra fees—just a "VIP" experience with a host and property they already trust. Direct bookings not only save guests money but also build loyalty and create a "core calendar" of repeat visitors.
