What exactly is a "co-host"?

Terminology in this business can be confusing! The terms "Vacation Rental Management", "Property Management", and "Host and Co-Host" seem to be interchangeable and ill-defined. For our purposes, I would be your "co-host", meaning YOU are the "host". Your listing remains yours! I'm simply the one who manages the listing for you and communicates with your guests.

Are you a licensed "property manager"?

No. Property manager licensure isn't required for managing short term (< 30 days) rental properties in Arizona. I am, however, properly registered and insured to perform all duties our agreement would encompass. You should be too! Also, I don't think of myself as a "property manager". It's only one of the "5 P's" to delivering the total guest experience.

Will I lose control of my listing?

No! You "own" the listing. I made this mistake when I signed up with Evolve, who deleted my Airbnb listing and all of my guest reviews, and started me from "scratch". With me as co-host, You're in complete control of your listing.

Who pays who? And how?

For guest bookings, all guest payments go directly to you, through each of the booking sites you're listed on. Under whatever arrangement we make, you'll pay me directly through monthly invoicing that details all payments due for guest bookings and other services (if any) provided for the previous month. "Other" services may include one-time fees for things like property or listing set-up, or managing other professional services such as photographers, maintenance teams, etc. But all of "other" services will be agreed upon ahead of time. No surprises!

I'm already signed up with another vacation rental or property management company. How do I "get out" of that?

Send me your agreement and we'll take a look. All contracts have "out clauses". I'll help you understand and evaluate the upsides and risks associated with terminating your current agreement.

How often will you be on my property?

As often as it takes to be sure we achieve 5-star satisfaction with each and every guest! I'll want to be sure that every detail is addressed by whichever cleaning or maintenance teams we choose. Until I have complete confidence that every guest turn-around is flawless, I'll be inspecting your property between each guest stay. THIS is where "boutique" benefits you!

Do you make money off whatever service providers you use for my property?

No! I work on quality, value, and dependability with any vendor I recommend. And rememeber, they're your service provider, not mine. I'll manage them but you'll contract and pay them directly or we'll have an otherwise defined process for selecting and paying your vendors. Use mine or your own...as long as we can achieve "exceptional" with each. Whichever we choose, they'll know me and I'll know them.

Do you charge a "tech fee"?

No! Many professional co-hosts DO charge "tech fees". I'll use whichever technologies or platforms I already subscribe to for my own property, such as PriceLabs and Turno...as well as social media channels... for your property as well. Our agreement will give me incentive to apply whichever technologies will be helpful in bringing in more revenue, and the right revenue, through guest bookings. If there are any technologies that we choose to employ that are specific to your property, such as electronic door locks, WiFi equipment, etc., those will be charged back to you.

How will I know "it's working"?

You'll always have full visibility of your listing, calendar, pricing, and guest communications and reviews. You'll also receive a monthly report detailing revenues and expenses. Together, we'll assess your starting point, assess the "Five P's", and make a plan to reach "exceptional" in every category. If either of us feel "it's not working", we adjust...or part ways. There's no benefit to either of us of a relationship that "doesn't work".

What's my risk in signing on with you?

Other than whatever penalties you may incur in terminating your current agreement with a vacation rental or property management company, I can't think any risk to you. Our agreement, which by necessity, will have plenty of legal stuff included in it, will be AGREED upon. But regardless of our formal agreement, it's a business relationship. I don't want legal "penalties" to force a relationship that's anything but warm, fuzzy, and profitable!

My property isn't in Fountain Hills or Scottsdale. Can we still work together?

It depends on what your needs are. For "on-the-ground" help, including management of the property itself, Phoenix metro will work. Being "boutique by design", I'll only take on a handful of physical properties. If we "click" with our passion for exceptional, we'll make it work. If you're farther away, or FAR away, I can help virtually.

How much? Where's your pricing?

Vacation Rental and Property Management companies' services and fees range wildly; from an "industry low" of 10% of booking fees for Evolve's co-hosting service, which I regretfully signed onto briefly (and who cost me dearly!)...to 20% of "rents" with additional "tech fee" charges...to 35% of "rents received". Somewhere in there lies your specific needs that suit your purpose and a value that aligns with my objective of delivering 5-Star guest experiences with a smile on my face. Let's kick it around.
